Darn Good Places: Create a Master Plan

Overview

Conceptually a master plan type arrangement can mean a few different things: The definition I am going to use is a long term vision and control of how a section of a city, group of buildings or neighborhood are developed. 

I approach projects from both the city and real estate perspectives, adding value through new or renovated buildings, attracting businesses, and enhancing neighborhoods with better zoning and the application of policies related to density or lot size requirements. pedestrian-friendly improvements (sidewalks, bike lanes, transit), and public space activations that strengthen community identity.

On the real estate side as the master plan you take control of several buildings and/or plots of land that you get first right of refusal to develop or build on yourself or you get to choose who develops or builds on it.

My preference is to work within the existing urban fabric rather than to build a planned community. Meaning find an area that has potential to be a walkable/mixed use business district using existing building stock with some additional new development with an existing surrounding residential area.

When it comes to real estate development there are several factors that come into play. These are factors that normally seem outside of the control of an individual developer but these are areas where we can make an impact

1. Overall economic conditions

Example interest rates, current demand for specific product type

2. Actions of surrounding property owners and developers

Vacant and/or abandoned properties and buildings

3. City investment/planned investment in the area

Lack of or planned pedestrian improvements, zoning changes, city programs such as public space sac improvements, zoning changes, city programs such as public space activation

4. Community/Civic engagement

Often times the city may allow cool things to happen but they are programs that are not well known/promoted or there is a lack of knowledge in how to take advantage of them.
